What is the difference between pre-approval and a mortgage application?

These terms are often used interchangeably. When applying for a pre-approval, you are doing so through our mortgage application.  

What is the difference between pre-approval and pre-qualification?  

A pre-qualification is often a basic financial evaluation that determines your potential for approval. For example, using our Mortgage Affordability Calculator.  

A pre-approval means you have completed the mortgage application process, provided the necessary documents, and have been approved to begin house shopping and making offers. 

A mortgage approval means you’ve put in an offer for a house and we (or your financial institution) have approved all conditions, the property, financing, etc.  

What documentation do I need to provide for pre-approval?

Once you complete a mortgage application, you will be contacted with the specific documentation and information needed. Here is a guideline of what is normally required:

  • Employment information
  • Income verification (pay stub, T4)
  • Owned assets
  • Debt payments or liabilities
  • Rent or lease payments
  • Valid photo identification
  • Statements (Chequing, Savings, RRSPs, TFSAs, etc)
What other costs are associated with a mortgage?  

Once you meet with a Personal Banking Advisor, they will ensure you are aware of all costs associated, but it’s wise to keep the following in mind:  

  • Down payment (minimum 5%)
  • Closing costs (approximately 1.5% to 2% of purchase price)
  • Inspections
  • Insurance
  • Property taxes
  • Moving costs
